Overview of the Waterpoint Ben Luc Project

Investor and Partners

  • The project is developed by Nam Long Group, in collaboration with Japanese partners such as Nishi Nippon Railroad (NNR), JOIN, TBS Group, and Tân Hiệp Investment.

Strategic Location

  • Located in An Thạnh Commune, Ben Luc District, Long An Province, the project enjoys a “golden coordinate” position right on Provincial Road 830, adjacent to the HCMC – Trung Lương Expressway, and bordered on three sides by the Vàm Cỏ Đông River, stretching approximately 5.8 km.
  • It offers convenient access to downtown Ho Chi Minh City in just about 30 minutes and to satellite urban areas such as Phu My Hung and District 7.

Scale and Products

  • The total master-planned area is 355 hectares, with a construction density of around 22–23%.
  • The project offers a wide range of products, including: Ehome apartments, garden townhouses, shophouses, semi-detached & detached villas, and riverside mansions.
  • Phase 1, covering approximately 165 hectares, has largely been completed.

Legal Status

  • The project has permanent ownership with transparent and completed legal documents under the 1/500 master plan.

Development Progress & Roadmap

Phase 2023–2025

  • Completed key facilities such as the EMASI Plus International Bilingual School (around September 2024), San Hà Supermarket, a general clinic, freshwater bay, marina, sports complex, open-air cinema, along with various community activities.
  • More than 600 households have already moved into the first residential clusters.

Phase 2026–2029 and by 2030

  • The project is expected to complete 70% of the entire township, welcoming an additional 8,000–10,000 residents.
  • Additional subdivisions will be launched – notably the Flora apartment line by Nam Long – along with the implementation of a Smart City model applying advanced urban management technologies.
  • A major shopping mall (Aeon Mall, expected in late 2026–2027), schools of all levels, a general hospital, a nursing home, and large-scale cultural and sports events will also be introduced.
